Roof & Envelope

The first line of defense — and the first thing most buyers never see.

We walk every accessible roof surface, inspect flashing at all penetrations, assess shingle condition and granule loss, examine fascia, soffits, and gutters for rot and improper drainage. Ridge vents, attic ventilation ratios, and signs of ice damming are documented with photographs.

Typical findings: missing kick-out flashing, improper shingle layering, inadequate attic ventilation, compromised chimney caps.

Structure & Foundation

What the walls are hiding and what the ground is doing underneath.

Every accessible crawl space is entered. We press thumbs into sill plates, probe floor joists for moisture and insect damage, examine pier footings for settlement and heave, and look for signs of hydrostatic pressure against foundation walls. Cracks are measured, photographed, and contextualized.

Typical findings: efflorescence indicating water intrusion, stair-step cracking in block foundations, wood-to-soil contact, sagging floor joists.

Electrical & Mechanical

Every panel opened. Every breaker tested. No exceptions.

We remove panel covers and photograph the full interior — looking for double-tapped breakers, aluminum branch wiring, improper grounding, and Federal Pacific or Zinsco panels. HVAC systems are operated through full cycles, heat exchangers inspected for cracks, and plumbing tested under load for pressure drops and drainage rates.

Typical findings: double-tapped neutrals, ungrounded three-prong outlets, HVAC with cracked heat exchanger, water heater at end of service life.
